Design-build is a construction delivery system where in contrast to design-bid-build, the design and construction aspects are contracted for with a single entity known as the Design-builder Contractor.
This system is used to minimize the project risk for an Owner and to reduce the delivery schedule of a project by overlapping the design phase and construction phase of a project.
We focus on combining the design, permit and construction schedules in order to streamline the traditional design-bid-build environment. This does not shorten the time it takes us to complete the individual tasks of creating construction documents (working drawings and specifications). acquiring building and other permits or actually constructing the building. Instead, we will strive to bring together design and construction professionals in a collaborative environment to complete these tasks in an overlapping like fashion i.e. in most cases construction has begun while the building is still being designed.



The process begins with a meeting with you at the project site. We try to develop an understanding of your project idea. We look at your expectations of us and of the project, your goals and most importantly your budget. We believe that working with your budget in mind eliminates the guess work and streamlines the design process even before we begin to build.
The second meeting is when we propose concepts, estimates of time and preliminary budgets based on a formulated scope of work generated from inputs from our initial meeting. This part of the process is when we submit out formal proposal that will outline scope of work, timeline, design costs and construction costs. Upon approval of the proposal the next phase entails more significantly detailed and accurate schematic designs and will be the basis for drawing the actual plans for your approval and that of the city planning officials’ approval.
Selecting the right Contractor is perhaps number one on your list of expectations realizing that a home improvement project is perhaps one if not the largest amount one will spend in a short amount of time not to mention the inconvenience of your living conditions and having contractors in your home all day for weeks or months.
